The Dovehouse St project is a retirement home situated in Chelsea, comprising of apartments from the lower ground floor to level 5.
Additionally, the lower ground floor also hosts a swimming pool, sauna, cinema, restaurant, gym, shower facilities and changing rooms.
The basement houses most of the ventilation and mechanical equipment, such as air handling units, pumps and fans. Also situated in the basement are the residents store, wine room, and dog-grooming parlour, which are served from air handling units on the mezzanine deck. The wine store is also served by a 4-pipe fan coil unit. Due to access issues with motorised dampers, the ductwork that was running through the wine room and corridor required changing to fire rated ductwork, which is being installed by Fire Protection Ltd.
The IDSL scope of works is to install all the GSS ductwork and fire rated ductwork, along with the free-issue fan coil units, plenum boxes and grilles. Fire Protection Ltd was appointed by IDSL to supply, install, and subsequently insulate the fire rated ductwork.
Dedicated air handling units and extract fans serve the swimming pool and sauna. The ductwork for these areas has been treated so that it can be installed in this environment and is resistant to the pool chemicals.
Dedicated supply and extract fans also serve the energy centre, where the pumps and CHP are situated.
The apartments are served by fan coil units connected to the grilled that are being installed by others.
The amenity areas are served by a combination of a ducted supply and extract system, along with fan coil units that are yet to be installed within these areas.
A smoke extract system is being installed, and the fans will be situated on the roof, serving a purpose-formed smoke shaft that runs to the basement.
